Structural Drying

Surface-dry isn’t dry. We use commercial air movers, dehumidifiers and daily moisture readings to dry the structure itself — the reading, not the look, decides when we’re done.

Overview

Dry to a reading, not to the eye

Building materials hold water long after the surface feels dry to the touch. Timber, plaster, concrete and subfloors can read wet for days while looking fine — and that hidden moisture is what causes mould, rot, warping and lifting floors weeks later.

Structural drying is the controlled process of drying the building materials themselves back to their normal moisture level. It uses the right balance of air movement, dehumidification and heat, monitored with meters so the job finishes on evidence, not guesswork.

We work to the ANSI/IICRC S500 standard, take daily readings, and keep a drying log so you — and your insurer — can see the structure actually reached its dry target.

What's included

What structural drying involves

Moisture assessment

We measure the moisture in every affected material and set a dry target for each.

Air movement

Commercial air movers positioned to lift moisture out of surfaces efficiently.

Dehumidification

Dehumidifiers pull the released moisture out of the air so it can’t re-settle.

Heat where needed

Controlled heat speeds drying in the materials that need it.

Daily monitoring

Readings taken every day and logged until targets are met.

Verified sign-off

We only pack up when the structure hits its dry standard — and we prove it.

How it works

The drying process

1
Measure

Assess moisture in every material and set the dry target.

2
Set equipment

Air movers, dehumidifiers and heat placed for an efficient drying chamber.

3
Monitor daily

Take readings each day, adjust the set-up, and log the trend.

4
Verify

Confirm the dry standard is reached, then hand over the log.

FAQ

Common questions

Why can’t I just use fans and open the windows?

Household fans move air but don’t remove moisture from the air, so it re-settles into the structure — and in Brisbane’s humidity, open windows can add moisture. Commercial drying pairs air movement with dehumidification and is monitored to a target.

How long does structural drying take?

Typically 3–5 days, but it depends on the materials and how wet they are. We take daily readings and finish when the structure reaches its dry standard, not on a fixed clock.

Is the equipment noisy or disruptive?

Air movers and dehumidifiers do run continuously while drying. We position them to be as unobtrusive as possible and explain what needs to stay running and why.

How do I know it’s actually dry?

We measure it. Every material has a target moisture reading, we log the daily numbers, and we only sign off once those targets are met — and you get the log.

When water leads to mould

Water damage often leads to mould

If it wasn’t dried out properly, mould can follow. Our Mould Assassins crew can inspect, test and treat it.

Trusted by Brisbane property owners

Real feedback from real customers we've helped.

Names all three crews

I genuinely couldn't count the number of times Harold and his team have come to the rescue.

I first met Harold in January 2024 through the real estate agency I was working for at the time, and he has become one of the few tradespeople I know I can rely on without hesitation.

As a Property Manager, you place an enormous amount of trust in the contractors you engage. You need honest advice, practical solutions and confidence that they're doing what's right by your owners and tenants, not what's most profitable. Harold consistently delivers exactly that.

From general property maintenance with 1HandyDad, to mould remediation through Mould Assassins and emergency flood and water damage restoration with Flood Responders, Harold and his team have helped prevent countless headaches and unnecessary losses for not only myself, but my investors and tenants. Every job is approached with professionalism, integrity and genuine compassion.

If I could give six stars, I absolutely would. I couldn't recommend Harold and his team more highly. They're the kind of people you hope you never need, but when you do, you'll be incredibly glad you called them.

Thanks for always having my back ❤️
