A mould inspection maps the situation: where the mould is, where the moisture is coming from, how far it has spread, and what materials are affected. It uses moisture meters and thermal imaging — and, where you need laboratory certainty, independent air and surface sampling analysed by a lab.

Common questions
Do I need a mould inspection or can you just remove it?
If it’s a small, obvious patch with a clear cause, we can often just treat it. An inspection is worth it when the cause isn’t obvious, the mould keeps returning, it’s widespread, or you need documented proof for a rental, sale or dispute.
What does testing actually tell me?
Independent air and surface sampling, analysed by a lab, tells you the types and levels of mould present and how the affected area compares with a normal baseline. It’s the impartial evidence behind a remediation scope or a clearance.
Is the report useful for my landlord or agent?
Yes. A written inspection report documenting the mould, the moisture source and the recommended fix is exactly what tenants and owners need when responsibility is in question.
Can you inspect a property before I buy or lease it?
